C4 Architects worked on the addition of 10 new townhouses within a privately funded affordable housing development responding to local housing demand in central Griffith, New South Wales. The project focused on delivering high-quality, sustainable medium-density homes designed for the private rental market, balancing liveability, sustainability and long-term value.

Design approach
This project addressed the need for affordable, medium-density housing for the rental market in central Griffith, meeting local demand from workers and residents who need to live close to the city centre. To maximise site yield in our design approach, we added an internal courtyard to the townhome design, helping to open up the development and create north-facing living and outdoor spaces, while enhancing privacy and security for residents.
An existing dwelling on site was retained, so to maximise the property’s privacy and amenities, the new builds were carefully arranged with a buffer zone providing separation from the new development. The design leveraged existing site levels to enable level access points and integrated outdoor living areas, in line with silver-level accessible housing design principles. The project also required careful navigation of Griffith City’s complex town planning laws, with a precise and considered approach taken to ensure compliance while still delivering the desired outcome of 10 new affordable townhomes.
The Harris Road development delivers positive outcomes for both residents and the private developer. The sustainable design strategies and efficient building systems help to reduce the running costs of the townhouses, while also lowering the environmental footprint. The design’s considered material selection, access to natural light, landscaping and spatial planning all contribute to a welcoming and visually-appealing residential development.
